Our experience with Kristin as our realtor was fantastic. Her knowledge of the Baltimore housing market was more than impressive. She seems to know about every house in the area and was even helpful in explaining the city's tax abatement options for us (which ended up saving us thousands per year). Kristin quickly learned what we wanted and didn't waste our time showing us properties that were not of interest to us. She communicated with us routinely and was never hard to find when we needed her. Always responsive, never "pushy". Buying and selling a home isn’t always easy, and comes with unforeseen challenges. It was definitely worth it in the end, and Kristin made it possible. Through the frustration that comes with the territory of home buying/selling, Kristin was there at every step to keep me levelheaded, informing me of my options, answered any (and the many) questions I that had, and simply accomplished tasks I needed without having to be asked.
Kristin is at the top of the class when it comes to Realtors, very RESPONSIVE, very KNOWLEDGEABLE, and very PATIENT. She is highly recommended if you are in the market as a buyer, a seller, or both as I was. Walked away with a very good sale on my old home, and a very good deal on my new home! Kristin is awesome. I was flip-flopping for a while about whether I was going to buy or rent, but she was very patient (and also persistent in following up). She didn't pressure me, but gave me the option of meeting up with her to look at some houses, and within three visits I had not only decided to buy but zeroed in on the house that I wanted. She showed me a number of houses that were in line with what I had asked for, and also threw in a few extras that she thought might be a good fit -- and lo and behold, one of them was perfect, even though I wouldn't have known to ask for it on my own. Once I made the decision, we had a very short turnaround time to get the offer in, but Kristin helped me beat out several other offers and was very responsive throughout the entire process. She also had to be quite flexible with me, as I was traveling a lot at the time, and she made sure that I was aware of all the paperwork that was needed and ran interference for me several times with the lender around the timing of various steps of the loan application process. The seller turned out to be quite a handful, and Kristin was tough in negotiations with her and her agent when necessary to keep things moving forward. She's also just a pleasure to spend time with, and I feel like I gained a new neighborhood friend in this whole house-buying venture. Definitely A++

My fiancé recently matched to a residency program in Baltimore and we had to move from Philadelphia to Baltimore rather quickly. We were interested in buying, but had never owned a home before and had very little knowledge of the whole process. We stumbled upon Kristin's profile on the Live Baltimore website and she called me back less than three hours later that evening to introduce herself and talk through our wish list. She immediately sent me a list of potential listings based on our conversation and followed that up with several more groups of listings as new houses came on the market.
Kristin also gave us a lot of advice about the various neighborhoods in Baltimore but suggested that we not limit ourselves too much until we walked through the neighborhoods ourselves. Less than 2 weeks after our initial phone call, we had scheduled 12 showings in Canton, Upper Fells Point, and Federal Hill and Kristen spent the better part of her Saturday and Sunday walking six us of (parents included) around these neighborhoods.
Ultimately, we fell in love with Canton and decided to make an offer on a gut rehab there that was pending CHAP tax credit approval. The house wasn't even finished yet, but Kristin managed to get us a showing anyway. She talked us through the whole process from negotiation and home inspection through some nail-biting moments while we waited for the Use and Occupancy permit and final CHAP approval. Our closing was pushed back two weeks because of these delays, but Kristin expertly negotiated with the seller so we could leave our furniture and other belongings in the house and not have to put them into storage.
The whole process felt like it took forever, but we actually closed (yay!) less than 2 months after first touring the house. We honestly feel that we couldn't have done it without Kristin. She was very patient with all of our questions (we had a lot) and constantly responsive via text and email at all hours of the day or night. Not only did she work with us to find the perfect home, but she also helped us find the perfect lender! We had already talked with two banks about various mortgage programs before touring houses with Kristin, but as we were about to make an offer, we realized that the lender we had selected was going to be very difficult to work with because the loan officer was so slow to respond. Kristin immediately offered to help us find a new lender (and one that specialized in a physician's loan) and, through her professional contacts, she connected us with Michelle White and her amazing loan team at SunTrust.
Other people have told us that the key to a smooth home buying process is having the right team in place, but we didn't realize how true that was until we started working with Kristin. We can't recommend her enough!
Kristin changed my life!
Really, my situation was very unique. As a single person, I had been trying to get in position to buy a house in Baltimore for almost a year. The home buyer's counseling organization I had been working with led me to believe that I was not qualified yet and had me jumping through endless hoops.
I knew there was a program through my employer that helped people with grants for a down payment called Live Near Your Work. I also knew about grants available through the city like Live Baltimore, Vacants to Value and Healthy Neighborhoods. To learn more and speed up my process, I decided to go to the Live Baltimore event last September.
The first person I met there was Kristin and within minutes she was able to give me the information, motivation and hope that I could be a homeowner sooner than I thought. She said I was currently qualified and could set me up with a lender by the end of the weekend. She also offered to be my agent and the rest is history.
I went on the Live Baltimore trolley tour and saw the amazing renovations and opportunities there were for me to buy a house in the city. I entered the Live Baltimore lottery and ended winning a grant.
With Kristin's help, I was able to see many houses and decide on my future home. Over the next few weeks, we worked together to solidify grants and contracts. We also had the challenge of sellers that had moved out of the country. She helped with getting me the appraisal and an affordable, reliable inspector right away.
The lending team she referred me to was very helpful and patiently walked me through the process of buying and home and get to closing. We also discovered more grants (total of four) that I qualified for giving me a substantial down payment.
Finally, at the beginning of December, we were able to close. Kristin was with me every step of the way, always available by text, phone, and email. I felt confident in her negotiating skills and knowledge of real estate.
If it were not for Kristin, I might be still jumping through hoops trying to buy a home in Baltimore City. I am truly grateful for her expertise and for that fact that she literally changed my life.

My experience with Kristin as my agent was amazing from Day 1. She got me set up with an awesome lender that was experienced in the type of loan I needed. She then sent me everything I needed to apply for the Grand Slam program which granted me $7500 towards my down payment! I would not have been able to purchase my home without this money and I wouldn't even have known about it if it weren't for Kristin.
Once it came time to find my house, she worked within my schedule and showed me properties within my budget and needs. After looking for a week, we decided that a CHAP house would be a better fit for me because of the tax freeze. However, they are typically more expensive so she reached out to my lender and made sure I was able to qualify. I didn't have to do anything. She blew me away when she found me a house OFF market that was perfect and everything I wanted. The house never even made it to the market and I put in an offer and they accepted. Kristin got the sellers to pay a large portion of the closing costs and made sure everything was fixed prior to moving in. She made this process so easy and wonderful and was always there when I had late night calls freaking out. I couldn't be happier with my purchase and I would recommend Kristin to anyone looking to purchase a home.
I had a difficult situation I inherited the house I lived in and the mortgage on same. I was tired of the uphill struggle. I decided to sell the house pay off the mortgage and find somewhere else to live. I thought it be simple it wasn't that easy but then I found Kristin.. And she came in with her catchphrase.. We'll make it work. She listened to my concerns and wants then she did.. found a buyer and then the perfect place for us to move into. We needed public transport and move in ready also to settle and move in the same day.. She found us the perfect place and made it work. It could not have been ready for her and we love the deal we got and the new home so much. Thank you, Kristin, for making it easy.
I really cannot say enough about how excellent my experience was when working with Kristin Brillantes. There were a lot of bumps in the road due to the sale being somewhat nontraditional (owners had to agree to the sale, then sold to their relocation company, then re-location company sold to me). This did not stop Kristin...she jumped on the challenge and supplied me with all the knowledge I needed to move forward. In addition, this sale was in the midst of the holiday season; nonetheless, Kristin continued answering and responding to my phone calls and emails the entire time. Furthermore, I am afraid to admit that I am a ball of high anxiety and was driving my own self crazy. Kristin continued to reassure me and support me throughout the entire process.
Kristin is knowledgeable about the area and really made outstanding suggestions for compensation and negotiations with my contract. I would highly recommend Kristin Brillantes and in fact, I have recommended her to several families planning on moving after the school year. You really can't go wrong working with Kristin!
